Why Are Home Inspections Important?

A home inspection is a general all-around examination of the condition of a home. –More importantly, it is an inexpensive way to discover the overall condition of a home before you finalize a purchase.

A home may look move in ready, but an inspector looks for details you might not have considered. Certified home inspectors are professionals who may be able to steer you away from a bad investment or provide information necessary for final negotiations.

The certified home inspector inspects the structure, exterior, roof, electrical, plumbing, HVAC (air conditioning) , interior, insulation and ventilation.  Once the inspection is completed, the home inspector will generally provide the buyer with a report suggesting any repairs deemed necessary or recommend further inspection on items that might need the attention of an expert in that given field such as foundation or plumbing issues that affect the value of the home.

No home is perfect:

Any defects or concerns are not reason alone to cancel a purchase of a property¬† –in fact such finding can be a negotiating tool to resolve issues in advance so you can request repairs or ask for a price reduction based on the inspection report findings.
